When our Raleigh Home Inspection Firm office telephone rings, the first question often asked is "How much do you charge for a home inspection?". And that's a fair question…though I suspect such a caller is really looking for the best deal rather than the lowest price…or maybe they should be.

Let me suggest that a more appropriate question might be "How much is your home inspection worth? Until one understands what the potential value of a home inspection can be, how can one determine whether a particular price is a good one." Deal or not? We're all looking for good deals. Let's examine two points…

First, anyone who inquires about cost as a primary factor has assumed that all home inspectors are created equal and that they offer the same products…that's one of the most terrifying assumptions. There's one you can make… it's not. Experienced, professional home inspectors do not offer cheap "bargain basement" pricing because doing so will dilute their years of experience and dedication to the industry and their previous customers. 

They know that some other inspector, perhaps "new" or inexperienced inspector, or those who work part-time, or worse… even something, may charge less but that the service they provide is also very is less.

Second, let's do some basic math… Let's say you're buying a $250,000 home. Real estate agents charge a commission of 3 to 7 percent to help you find the home of your dreams. above will pay. But you may never even get to see… you'll probably end up paying a significant amount to the closing attorney and there will be hundreds, if not thousands of dollars in total closing costs… and then there's the Home Inspection.

If there was an inspection fee for that $250,000 home, let's say…$400.00…then that would be 0.16 percent of the purchase price…that's a fair amount for a reasonable new home…if it's an older home and the fee was 500.00 then it would be 0.2 percent of the purchase price.
